Full-service for property purchase
+ 3% of total purchase price - (via Real Estate agency)* + 5% of total purchase price - (direct to owner - no Real Estate agency involved)*
Our service covers all costs associated with the purchase of property (property purchased via a real estate agency will have fees built into the purchase price) except the Notaire’s fee (expect 7% of the purchase price), legal advice from an international tax and estate planning lawyer (if needed) and a professional structural survey. In those instances, we will introduce you to our portfolio of trusted advisors and accompany you to the meetings as part of our service. If you will be financing the purchase with a mortgage, please take into consideration the bank’s mortgage fees and/or any mortgage brokerage fee.
Assistance package for property purchase
Bonapart Consulting can still help steer you through the legal process if you have found your ideal apartment alone. This includes visits to the property and organisation of structural survey, study of apartment dossier (diagnostics required by law, verification of size, background checks on home owner's association), engaging a Notaire, representation at meetings with the Notaire to draw up the Promesse de Vente, support through until final signing in liaison with banks and Notaire and finally placement of property insurance in time for the closing.

Whether it's for you or a brand new guests, you'll need to be sure you're ready to go - and that can take a little longer than you think in France, so it's best to be prepared! Bonapart Consulting can set up the essential services - (water, gas, electricity, landline phone, cell phone, Internet, cable TV ) as well as advise on and organise comprehensive home insurance. This service also covers liaison with the apartment management body to ensure your co-ownership association registration and payments are put into place. Participating in the running of your new property is important so our attendance (with or without you) at your first yearly owners' association meeting (and of course reviewing the papers before and after) is also covered. Review of the first year's property taxes and arrangement to pay by direct payment is also handled. Finally, we'll make sure your postal needs are taken care of and that your name is on your new letterbox!

If you are considering purchasing property in Paris but you are undecided about the best location for your objectives we can organise a consultation and tailored tour of selected neighbourhoods with visits to apartments for sale to tie in with your next trip.
